How it works:
1. Valuation
We evaluate items based on their realistic resale value within the secondary market — not retail pricing.
2. Resale Credit
We assume responsibility for resale, storage, and handling.
Credits reflect wholesale value.
For qualifying items, a wholesale resale credit is applied to your cleanout cost — reflecting the time and resale effort involved.
3. Coordinated Removal
We complete the full cleanout in one organized process — no estate sale, no auction, no multiple crews.
**Certain specialty items — such as pool tables, pianos, or medical equipment — may require separate handling or appraisal.

You Keep What Matters
Before any valuation takes place, you choose the items you wish to keep.
Once you’ve made your selections, we evaluate the remaining furnishings for resale credit and coordinate the cleanout from there.
Nothing is removed without your approval.
Moving
If your transition includes relocation, we can coordinate the transportation of the items you’ve chosen to keep.
Our primary focus remains the cleanout and preparation of the home. For many clients, the move itself is straightforward — and we’re able to handle it with minimal disruption as part of the overall process.
Moving support is available for those who prefer a single, streamlined transition.

Cleaning Services
We leave every property broom-clean and ready for its next step.
A final wipe-down and vacuum are included as part of the coordinated cleanout, helping many clients avoid hiring an additional service before listing or closing.
Additional deep cleaning can be arranged if required.
Responsible Donations
Not everything holds resale value — but many items still have meaningful value to someone.
When furnishings aren’t suited for resale, we prioritize responsible donation before disposal. We partner with local charities throughout Mankato and Southern Minnesota to help ensure usable items are placed where they’re needed.
